Frankfurt, Germany (August 31, 2026) – Realterm, an independent global investment manager focused on the transportation industry, today announced the acquisition and immediate availability of Regioparkring 4 in Düsseldorf, Germany. The facility offers a transload logistics warehouse coupled with substantial industrial outdoor storage (IOS) capacity. This asset continues Realterm’s momentum in Germany after first entering the market earlier this year and offers a foothold in the country’s industrial heartland.

“Germany remains one of Europe’s strongest logistics markets, and this acquisition reflects our continued conviction in the country’s major freight corridors,” said Balazs Lados, Managing Director, European Fund Manager at Realterm. “Our European growth strategy is firmly anchored in key logistics hubs like Düsseldorf, where strong fundamentals and infrastructure depth give us confidence to keep deploying capital and expanding our footprint as operators in the region.”

Regioparkring 4 is situated on a 37,350-square-meter site within the established Regiopark logistics cluster in Mönchengladbach, a dynamic submarket of Düsseldorf, and is now available for lease. The site includes a 9,200-square-meter building – comprising approximately 7,250 square meters of warehouse space at 16m clear height, and up to 2,299 square meters of office space with a high standard of fit out – along with the potential to expand the IOS truck parking and staging area by approximately 7,500 square meters. The property, with up to 12 loading positions, is located in North Rhine-Westphalia, Germany’s largest industrial market and most densely populated region.

“Positioned in the core German logistics hub with convenient access to major road networks serving densely populated areas, this property delivers the transportation-advantaged characteristics today’s occupiers demand,” said Christian Siegmund, Vice President of Investments, DACH at Realterm. “Regioparkring 4 offers the precise combination of building functionality, IOS capacity and prime location that logistics operators are looking for.”

Realterm’s European presence has grown significantly since entering the market five years ago. In 2025, the firm closed its second pan-European logistics fund at €470 million. Specializing in transportation-advantaged IOS and logistics real estate, Realterm now operates a €1 billion+ portfolio across key freight corridors throughout the continent.

Realterm was advised by JLL on the acquisition. Legal advice for the buyer was provided by Dr. Graf von Dürckheim.
