London, U.K. (January 18, 2024) – Realterm is pleased to announce a lease with Stapleton’s Tyre Services – the UK’s largest distributors of passenger car, 4×4 and van tyres – at 48 Hardwick Grange, its recently transformed, last-mile transload facility in Warrington.

The property is located at a prime high flow through, industrial location in the North West of the United Kingdom with direct access to Junction 21 of the M6 highway. Warrington is a key North West distribution hub, situated in the heart of the regional arterial motorway network, approximately 17 miles east of Liverpool and 20 miles west of Manchester. The property boasts loading positions on two sides as well as ample car, truck and trailer parking to support the high flow movements of goods.

The property’s features include:

  • 23,658 square meters / 254,653 square feet of lettable area
  • 10.3-acre site area
  • 28 loading positions on two sides
  • 250 car parking spots, including EV charging infrastructure
  • 30 heavy goods vehicle (HGV) spaces
  • Yard depth up to 51 meters

After acquiring the property last year from Marks & Spencer, Realterm reimagined and transformed it into a beacon of quality, sustainability, excellence and functionality with a £6 million refurbishment:

Quality enhancement: by updating the building’s infrastructure and installations, the refurbished project meets the highest standards of quality. This included paying meticulous attention to roof coverings, skylights and the façade;

Functionality: the docks, doors, levellers, truck yard and property layout were modernized and reconfigured to ensure that Stapleton’s Tyre Services can efficiently optimize its operations;

Sustainability: ESG refurbishments emphasized a reduction of the property’s environmental impact via new energy-efficient systems, EV charging infrastructure, LED lights and eco-friendly materials.

Leonie Kierkels, Realterm’s Director of Asset Management, Europe commented, “Securing Stapleton’s as a tenant underscores what can be accomplished when there is relentless commitment to excellence, sustainability and functionality. We look forward to our partnership.”

The project management was led by CBRE with ISS as the general contractor.
