Amsterdam, Netherlands (April 9, 2024) – Realterm announced today the acquisition of Pieter Hoebeeweg 99, an industrial outdoor storage (IOS) facility with 3,906 square meters of built area on a 32,220 square-meter site in Dordrecht, Netherlands. The property is fully leased to Sarens, a global leader in crane rental services, heavy lifting and engineered transport.

Dordrecht’s appeal extends beyond its sea connections, with excellent road infrastructure facilitating access to major European markets. The asset’s proximity to the A16 and A15 highways enables efficient transportation links to Rotterdam, Antwerp and Germany, providing access to approximately 1.3 million consumers within a 30-minute drive.

“The Netherlands has a developed and highly institutionalized logistics market with very limited land supply for maritime occupiers,” said Marieke de Jong, Head of Investments, Benelux at Realterm. “Alongside this acquisition, Realterm is continuing to search for similar low-site coverage, transportation-advantaged IOS properties along major pan-European freight corridors, and across the risk spectrum to further increase our exposure to this property type.”

The asset is advantageously positioned within Dordrecht Port, the most inland seaport in the Netherlands. Plans to develop a new container terminal on the adjacent site by 2025 further highlight the area’s potential for growth and expansion. Notably, the asset’s location on freehold land provides a unique competitive advantage.

“The acquisition of this strategically located property aligns perfectly with Realterm’s investment strategy,” said Demba Djaoune, Associate, Fund Management at Realterm. “We are excited to grow our portfolio in the greater Rotterdam area and look forward to leveraging the property’s strong functionality to create value.”

Realterm was represented in this transaction by DLA Piper, Deloitte and SGS Search.
