Sydney, Australia (July 2025) – Independent global investment manager, Realterm, has received development approval for a purpose-built industrial outdoor storage (IOS) facility in Sydney’s key logistics corridor at 77 Governor Macquarie Drive, Chipping Norton amid rising demand for container capacity. T Helix Projects and Prime Projects are jointly overseeing the delivery of this project. Construction is due to commence this month and the IOS facility will be available for occupation in Quarter 1, 2026.
Across 23,000sqm* of container-rated hardstand, this IOS facility will have capacity to store 1,700* TEUs – an increasingly rare offering in a tightly held market where options for container storage remain scarce. Importantly, it is the first container-rated hardstand to be developed speculatively outside of the port and intermodals – a strong signal of confidence in ongoing demand for IOS infrastructure within key logistics corridors.
Key features of the development include:
• 125 tonne container-rated hardstand
• Capacity for 1,700* TEUs stacked
• Ability to subdivide into two tenancies
• Fully secured and lit hardstand
• E4 General Industrial zoning
• B-double approved route
• 24/7 operation
• Ability to accommodate two tenancies
• Strategic location within close reach of Moorebank Intermodal as well as Port Botany, Enfield Intermodal, M5 and M7 motorways
This IOS facility is suited for operators in container transport, freight forwarding, or third-party logistics looking to expand capacity in line with increasing container volumes at Port Botany and infrastructure growth across Western Sydney.
“This development is another example of Realterm’s Australian strategy which is to acquire or develop assets that are specifically designed to meet the needs of transportation companies. This facility represents a rare opportunity for logistics operators needing scale, access, and flexibility in one of Sydney’s most critical supply chain corridors. Container-rated sites like this, which are purpose-built and strategically located near key infrastructure, are increasingly scarce as many are repurposed into high site cover, multi-unit industrial estates,” said Toni Ryan, Fund Manager at Realterm.
“With Chipping Norton’s proximity to Port Botany and the Moorebank Intermodal, operators can benefit from locational efficiency that surpasses industrial precincts in the Outer West and South West,” Kathleen Tran, Asset Manager at Realterm added. “Around 80% of import containers travel no more than 40km from the port, making this site an essential asset for the effective movement of freight.”
