Realterm investigates and implements beneficial “green” building and construction techniques to its development projects.
We remain sensitive to delivering these green initiatives while balancing the economics of the initial project costs and long-term operational expenses to deliver an environmentally sensitive yet cost competitive development.
Our projects are consistent with the characteristics of high performance green buildings, when appropriate, and include:
- Energy, economic, and environmental performance that exceed standard practice
- Use of energy, water and other resources efficiently, both in construction and operation
- Construction using environmentally-friendly, durable and adaptable materials
- Reduced maintenance and operating costs
- Contractors create and participate in a construction waste recycling program, reducing landfill waste and increasing the supply of recyclable materials
- Interior products and materials specified will have low VOC emissions. These products and materials include paints, carpet, adhesives, sealants and composite wood products
- As feasible (as there is some cost increase), we will register the Project with the US Green Building Council and apply for formal LEED Certification
Specific green building design and construction features that we anticipate incorporating into the project include:
Where relevant, the site is configured to maximum utilization and to support the efficient movement of cars, trucks and aircraft.
Landscaping is maintained through the use an efficient irrigation system. Consideration will be made to connect the irrigation system to a gray-water (recycled water) line as allowed by Code and supported by City infrastructure. Projects utilize water-saving plumbing fixtures with automated faucets and flushvalves.
Projects utilize high performance windows and doors and will be equipped with high performance air conditioning and ventilation equipment.
Materials & Resources
The buildings will be built of durable materials to reduce life-cycle costs. Where possible, concrete will be formulated with high fly ash content. Fly ash is a bi-product of coal combustion. Its use reduces the amount of cement in the concrete, and therefore decreases the creation of greenhouse gases associated with cement production.
We are currently working with Chicago’s O’Hare International Airport to apply “green” and LEED techniques to the eight hundred thousand square foot Northeast Cargo Center.
